change. Both are useful; only one is common in this market. - We refine together. A short WhatsApp exchange or
call to sharpen the brief — this is where “3-bedroom in Canggu” becomes
“fenced 3-BR in Padonan, 12 minutes from the school gate, under 420
million.” - Viewings — physical or video. In person if you’re
on-island; recorded walk-through videos with meter boxes, water sources,
and street context if you’re not. We film the road at rush hour, not
just the pool at golden hour. - Verification and negotiation. Once you choose, our
process runs: owner and certificate verification, permit check, notaris
review of the Indonesian contract text, and price/terms negotiation. The

that drift. Give a real ceiling, not a hopeful one —
“300 million absolute max” gets better options than “around 250” that
secretly stretches to 350, because owners negotiate differently at
different tiers. And rank your must-haves — “fenced
garden > school distance > pool size” lets us make the right trade
when (not if) no property has all three. If you’re pre-move and haven’t
chosen an area, say what your Tuesday looks like — work pattern, school
run or not, beach or green — and we’ll shortlist areas before
