Renting Near Bali’s International Schools: Areas & Commutes

The golden rule for renting a villa near an international
school in Bali: choose the school first, then rent within a 15-minute
morning drive of its gate — because Bali traffic converts a “20-minute”
map estimate into a 50-minute school run, twice a day, for
years.
In practice that means Berawa/Padonan for Canggu
Community School, Sanur for Bali Island School, Umalas/Kerobokan for the
Australian Independent School, and the Sibang/Mambal corridor (or
accepting the shuttle) for Green School. As a mother of two doing the
school run here since 2021 — and as founder of Bali Expat

family briefs — here is the honest map.

Why the commute rule is
non-negotiable

Bali has no school buses in the Western sense (some schools run
private shuttles), no trains, and a road network that saturates between
7:00–8:30 and 14:30–17:00. The shortcut apps suggest — through Canggu’s
gang lanes — moves at scooter pace. A family that rents in Uluwatu for
the surf and enrolls in Canggu spends upwards of two hours daily in the
car; we have re-homed exactly that family. Distance in kilometres is
meaningless here; test-drive your actual route at 7:15 on a school-day
morning before signing anything. It is the single highest-value hour in
your entire housing search.

School by school: where to
live

Canggu Community School
(CCS) — Berawa

The gravitational center of expat family life in southwest Bali. Live
in: Berawa itself, Padonan, Tiying Tutul, or Pererenan’s inner
lanes
(10–15 min). Umalas works at 15–25 minutes if you cross
before 7:30. Avoid relying on the shortcut (“Jalan Sempol effect”) —
everyone knows it, so it jams. Family 3BR villas with enclosed gardens:
roughly Rp350–550 million/year in Berawa/Padonan,
softening slightly inland. This corridor also has the deepest bench of
kid-infrastructure: pediatric clinics, sports academies, weekend
activities.

Bali Island School (BIS) —
Sanur bypass

The IB world school on the east side. Live in: Sanur proper,
Sanur Kauh, or Sidakarya
(5–15 min). Sanur is arguably Bali’s
best family habitat full stop — flat, walkable, calm sea, the beachfront
path for bikes — and rents are gentler: solid family 3BR houses and
villas Rp250–400 million/year, with real 4BR family
homes still findable under Rp350 million. Renon/Denpasar (15–20 min)
adds larger urban houses at lower prices for families who don’t need the
beach.

Australian
Independent School (AIS) — Kerobokan

Live in: Umalas, Kerobokan Kelod, or the Batu Belig
side
(5–15 min). Umalas is the quiet achiever for families:
compound-style villas with gardens, central position between Seminyak
and Canggu, strong value at Rp280–450 million/year for
3BR. From Sanur, the cross-island run to AIS fights the bypass; don’t
plan it.

Green School —
Sibang Kaja (Badung, toward Ubud)

The famous bamboo campus sits in the Ayung river valley, ~35–60
minutes from the coast. Three viable strategies: live in the
Sibang/Mambal/Penatih corridor (10–20 min; house
rentals Rp120–250 million/year — the best value on this
list, with a genuine Green School parent community embedded in the
villages); live in north Umalas/Canggu and use the school’s
shuttle network
(common, but children ride 45+ minutes each
way); or live in south Ubud (Mas, Lodtunduh) at 20–30
minutes with Ubud’s lifestyle attached.

Others worth mapping

Montessori School Bali (Umalas/Canggu campuses)
same catchment logic as AIS/CCS. Dyatmika (Kesiman, east
Denpasar)
— the strong bilingual choice; Sanur and Kesiman both
work, 10–20 min. Sunrise School (Kerobokan) — Umalas
again. ProEd / smaller learning hubs in
Pererenan-Canggu
— inner Pererenan wins. Fees across these
schools range roughly USD 5,000–20,000+/year per child
(check each school’s published 2027 fee schedule — e.g., Bali Island
School publishes fees at baliislandschool.com); your
school choice will likely outweigh your rent as a budget line, which is

What a “school-run
villa” actually needs

Timing your search
around the school year

Most international schools in Bali run August–June intakes, so the
family rental market tightens sharply from April to
July
— the best fenced-garden villas near CCS and AIS are
signed by May. Searching January–March gives you the widest choice and
the strongest negotiating position; arriving in July gives you the
leftovers at peak pricing. If your enrollment is confirmed for August,
start the housing search five months out. Secure school place and home
in the same season — each is the other’s biggest constraint.

A note on
renting before enrollment is confirmed

Waitlists are real at CCS and BIS in particular. If you must sign a
lease before the school confirms, negotiate a conditional clause
(“tenant may terminate with forfeiture of deposit only, if enrollment at
[school] is not confirmed by [date]”) — owners in family corridors see
this regularly and fair ones accept it. It is exactly the kind of clause
